One of the best ways to get the least amount for Ballard homes is through negotiating.  Pretty obvious but one of the most overlooked tactics for an agent because we, as Seattleites, don’t like to negotiate.  We don’t do a lot of negotiating in the Ballard area.  We don’t like to ask and the power of getting what we want is in the asking.  I don’t know of how many times I have put things on Craigslist thinking I will go down to a certain price and the buyer just calls, comes over to look at the item and hands me the money.  No negotiating at all.  I believe if we were closer to the Mexican border we would be influenced by the Mexican culture and be far more comfortable in asking for a lower price.  With Ballard real estate, when working with an agent, it would seam to be an easier task to ask for a lower price because the buyer is going through a 3rd party, the agent, and does not face the risk of personal rejection.  It still does not happen according the the stats of list price to purchase price.

I believe if there is $50 dollars on the table you as a buyer should get it… closing costs should be paid by the seller and appliances and work orders should be on them as well.  The only way to get it is to ask.  Just ask!  You won’t get it if you don’t ask.  When you do ask you then need to negotiate and state your case.  Be sure to see my other post called ”Write an offer then negotiate“.  The last 10 transactions I have done with buyers were 95.6% of listed price and all the appliances and closing costs were thrown in as well all because we asked.  Be sure not to give in to bad negotiating tactics by agents and sellers.  Telling you why you need to go up in price because the seller needs the money is just plain bad negotiating.  The only way a buyer will come up in price or the seller to come down is playing to their emotional appeal.  How you do that is to ask many questions and find out their true motivation.  You tap into that and you will get what you have asked for every time or at least close to it.
